Low cost ideas are very important when you are getting ready to sell as obviously you don’t want to over improve or invest beyond what you’ll get back. One thing that I didn’t see on your list – perhaps because it’s so simple – is to “lighten and brighten”. That means open the blinds, remove heavy drapes, make sure all the light bulbs are working. This is so easy and yet HomeGain says it has the highest ROI of all the low cost things you can do.

Overall, as an experienced REALTOR®, I’d add that homeowners would benefit from a pre-sale home inspection. The cost is nominal and will head off huge over valued repair demands made by buyers looking for huge price reductions.

Home Improvements to Avoid are some improvements that rarely pay off, such as adding a swimming pool. These improvements are fine if you and your family will enjoy them, but keep in mind that they rarely increase the value of your home. They may even make your home more difficult to sell. You should also avoid making too many expensive improvements that go beyond what is typically found in your neighborhood. You don’t have to cut corners, but owning the most expensive home on your block can be another obstacle when it comes time to sell your home. If you are in California, add drought tolerant plants to your landscape, a water filteration system in the kitchen can be a little convinience to sell your home. Change air filters, central A/C and carpets.
